The view from the unit was really incredible, however in its original design it completely distracted from it and the view would often go unnoticed. Our aim was to keep it simple with our design, highlight the view and bring attention to the outside. Our other focus was to create a more open and functional layout.

Background on the building and unit prior to Renocon’s involvement.
This home is located at 188 Keefer Place, Vancouver, British Columbia and is based in the district of Downtown Vw in Vancouver. Nearby communities include Yaletown, West End Vw and Downtown.
This is our first step. We imagine the space by lining it up with our client’s lifestyle. Reimagined space that pushes the limitations of what is possible in concrete condos.
The kitchen was originally very small with an enclosed balcony off to the side. To brighten it up we extended the kitchen into what was originally balcony, this made a dramatic change to the feeling to the unit as it felt more open and allowed more natural light to come in. The bathrooms were originally in a very strange layout and were attached together. By separating them it left us with a lot of space to have both a guest and master ensuite. The living area only has one main wall for a tv while the rest of the room is surrounded with windows. It meant that the orientation of the furniture would be facing the wall and not the view. To combat this, we created a ledge underneath the windows on which our client could place his tv and could enjoy both. This solution required very little space and became far more functional.

We kept the colour pallet as natural as possible and used the outside environment as the feature of the unit. Our focus was to connect inside with outside as much as possible. We achieved this with a simple, clean and modern design but also brought in Scandinavian elements to bring in warmth and a homely feel to the space.
Here we show you some of the key design decisions made in this project and how they impacted the overall spaceplan and desired outcome from the clients.
Modern, clean and functional. These factors are what we focused on for this kitchen. We made sure to use drawers as well as a pull out cupboard and pull out spice racks as we have found these elements create the most functional way to organize the modern kitchen. These quartz countertop and backsplash mimic marble however they come with far less maintenance and are stain and chip resistant.
We had to come up with a creative dining solution that wouldn’t bite into the living room space. We did this by merging the island with a butcher block to allow a dining area. This used minimal space but allowed seating for four. We were left with some room above the counter that allowed for drawers for some hidden storage.
We wanted this bathroom to feel relaxing so we took inspirations from Scandinavian design. We used the existing bathtub as it was in good condition and it went well with our aesthetic. We continued the open shelf along the corner of the wall and ran one continuous LED strip under the entire shelf. This element connected the tub zone with the rest of the bathroom and gave a relaxing spa like feel.
We went for a bold colour palette as we wanted to make sure the guest bathroom had impact. We also included a linear sink and wall mounted faucet to really elevate the design. When it comes to designing, we like to treat each space as its own character rather than have the same look. It adds more charm and brings a sense of individuality to each area and this is what we did with these bathrooms.
Guest Bath & Laundry.
A shampoo niche was added to the walk in shower to remove any need for shampoo bottles on the floor. In this case we also added in the LED lighting, to add to the spa like feeling to the room.
